Definition

Absorption rate is the pace at which available or newly completed apartment units are leased over a set period, such as a month or quarter. It is often expressed as a percentage of available units leased or as units leased per month. In multifamily operations, it helps teams understand whether renter demand is keeping up with available supply.

Example

A 120-unit new community opens with 80 available units. If 24 units are leased in the first month, the monthly absorption rate is 30% of available units or 24 units per month.

Why It Matters?

Absorption rate helps operations leaders judge lease-up momentum, staffing needs, marketing effectiveness, and pricing pressure. A strong rate may indicate healthy demand, while a slower rate can signal the need to review pricing, availability, outreach, or the match between unit mix and renter demand.
