Centralization

Centralization is the consolidation of property management work that was traditionally handled separately at each community into shared teams, hubs, or off-site functions. In multifamily operations, this can include leasing, accounting, renewals, resident communications, compliance, or other administrative tasks. The goal is not just to reduce headcount or cost, but to create a more consistent operating model across a portfolio.

Delinquency

Delinquency, or rent delinquency, is the status of rent or other charges that have not been paid in full or on time. In multifamily operations, it usually refers to late or missed resident payments that remain outstanding after the due date. Teams manage delinquency through outreach, task follow-up, payment commitments, and balance resolution.

Lease-Up

A lease-up is the period when a newly built or renovated multifamily property is being marketed and filled with its first residents. It often begins during pre-leasing, before move-in is available, and continues until the community reaches stabilized occupancy. During this phase, teams focus on building demand, signing leases, and moving residents in as quickly and smoothly as possible.

Make-ready

A make-ready is the process of preparing a vacant apartment for the next resident. It usually includes inspection, repairs, cleaning, painting or touch-ups, and a final quality check before the unit is marked ready for occupancy. It is also commonly called a unit turn or apartment turn.
