After-hours leads
A plain-language definition of after-hours leads in multifamily leasing, with an operations-focused example and why the metric matters.
Definition
After-hours leads are prospective renter inquiries that arrive when a community’s leasing office is closed. They may come through channels such as phone, email, SMS, chat, or a property website, and they are still part of the leasing funnel even if no on-site team member is available to respond immediately. In reporting, after-hours activity is typically measured against the community’s configured business hours.
Example
A prospect submits a website inquiry at 8:45 PM on Saturday asking about a one-bedroom apartment. Because the leasing office is closed, that inquiry is counted as an after-hours lead and should be routed for follow-up, tour scheduling, or next-business-day review.
Why It Matters?
After-hours leads help operations leaders see how much leasing demand occurs outside normal staffing coverage. Tracking them can reveal missed response windows, inform call-routing or follow-up processes, and show whether prospects are moving to key next steps such as tours or applications.
