Definition
Business Intelligence (BI) is the practice of bringing data from multiple business systems into a shared view so leaders can understand performance and make better decisions. In multifamily operations, BI often connects property, leasing, maintenance, financial, and capital planning data into dashboards or reports. It can be used for basic reporting, deeper analysis, and, in more advanced cases, forecasting or recommendations.
Example
A regional manager reviews a BI dashboard that combines occupancy, leasing traffic, open work orders, delinquency, and budget variance across 25 properties. Instead of asking each site for separate reports, the manager can quickly spot that two assets have both rising maintenance backlog and declining renewals, then work with the teams to address the issue.
Why It Matters?
BI matters because multifamily leaders need a consistent view of portfolio performance across departments and systems. When teams use the same data, they spend less time reconciling reports and more time identifying trends, prioritizing action, and holding properties accountable. Research also shows BI is widely used for operating metrics and reporting, but less often for predictive or prescriptive insight, leaving room for operators to mature their analytics practices.
