Cost Per Lead is the average marketing spend required to generate one lead, typically calculated as total marketing spend ÷ number of leads generated. In multifamily operations, teams often review it by source, such as ILS, property website, or paid campaigns, to understand which channels are producing leads efficiently. It is related to, but different from, cost per lease, which measures spend against signed leases.
Example
A community spends $4,000 on marketing in a month and generates 160 leads. Its Cost Per Lead is $25: `$4,000 ÷ 160 = $25 per lead`.
Why It Matters?
Cost Per Lead helps operations leaders see whether marketing dollars are producing enough leasing demand for the spend.
