A coverage model is the plan for how team members are assigned to support one property or multiple properties. In multifamily operations, it defines who covers which communities, when they are available, and how shared payroll or workload is allocated across the portfolio. Coverage models may be traditional, with staff dedicated to one site, or centralized, with one person or team supporting multiple sites.

Example

A regional maintenance supervisor reviews work order volume, travel time, and response-time goals across four nearby communities. Instead of assigning one technician to each property, the supervisor creates a shared coverage model where two technicians handle routine tickets across all four sites and a third covers emergencies and make-ready work.
