Definition

Deferred maintenance is maintenance work that should have been completed but has been postponed, often because of budget, staffing, or competing priorities. In multifamily operations, it can include delayed repairs, skipped routine services, or unresolved work orders that remain open past the point when they should have been addressed. Some timing decisions may be intentional, but unmanaged deferral creates a backlog of property issues.

Example

A team notices during a unit turn that several apartments need paint touch-ups and minor plumbing repairs, but the work is pushed to a later month to stay within budget. Those items remain open while new service requests continue coming in, creating a backlog that makes future turns harder to complete on time.

Why It Matters?

Deferred maintenance matters because small unresolved issues can become larger repair, resident-satisfaction, and asset-preservation problems.
