Definition

Delinquency, or rent delinquency, is the status of rent or other charges that have not been paid in full or on time. In multifamily operations, it usually refers to late or missed resident payments that remain outstanding after the due date. Teams manage delinquency through outreach, task follow-up, payment commitments, and balance resolution.

Example

A resident’s rent is due on the 3rd, but the balance is still unpaid on the 6th. The operations team flags the account as delinquent, sends a reminder, records any promise to pay, and tracks the balance until it is resolved.

Why It Matters?

Delinquency directly affects cash flow, collections workload, and the consistency of onsite and centralized processes. Tracking metrics such as current-month delinquency rate, open balances, open tasks, resolution time, and resident engagement helps leaders see where follow-up is working and where delays are increasing risk.
