Delta T is the temperature difference between supply and return air or water, used to assess HVAC performance and energy use.

Delta T means the temperature difference between two measurement points. In multifamily HVAC work, it usually refers to the difference between return air entering a system and supply air leaving it across the evaporator coil. It can also apply to water loops, where the difference between supply and return temperatures helps show whether heating or cooling energy is being used effectively.
Example
During a no-cooling work order, a maintenance technician measures 76°F return air and 58°F supply air at an apartment's air handler. The Delta T is 18°F, which is within the commonly expected range for a properly operating cooling system, so the team looks next at airflow, thermostat settings, insulation, or resident comfort factors before assuming the system is undercharged.
