A General Partner (GP) is the managing partner in a real estate investment, fund, or syndication who controls operations and key decisions. In multifamily, the GP is typically responsible for finding and acquiring the property, arranging financing, executing the business plan, and overseeing property performance. Limited partners usually provide capital but do not run day-to-day operations.
Example
A multifamily GP acquires a 240-unit community, sets the renovation and leasing strategy, coordinates with the property management team, monitors NOI and budget variance, and reports performance to investors.
