Household Income
Household income is the income counted for residents in a rental unit, used in affordability, eligibility, and rent-to-income analysis.
Definition
Household income is the income counted for the people who live, or will live, in a rental unit. In housing programs and income reviews, it commonly includes anticipated annual income from applicable household members and may follow specific rules for what to include or exclude. In market-rate operations, the same concept is often used to compare rent to a resident household’s ability to pay.
Example
A regional manager reviews a unit-by-unit report before renewal pricing. For each occupied apartment with income data, the team compares annual household income to current rent and net rent to spot households with high rent-to-income ratios and to identify records where income data is missing.
Why It Matters?
Household income helps operations leaders understand affordability, leasing qualification, renewal risk, and resident financial stress. It also supports more accurate reporting when teams track rent-to-income ratios, affordable housing eligibility, or market demand by renter income band.
