Definition

The Internet of Things (IoT) is a network of physical devices with sensors, software, and internet connectivity that collect and exchange data. In multifamily housing, IoT can include smart thermostats, leak sensors, access controls, lighting, and other smart-apartment or building devices. These devices can help teams monitor property conditions and automate routine tasks, but they also require clear support, data, and cybersecurity practices.

Example

A multifamily community installs water leak sensors in units and mechanical rooms. When a sensor detects moisture, the maintenance team receives an alert and can respond before a small leak becomes a major damage event.

Why It Matters?

IoT matters because it gives operations leaders better visibility into what is happening across units, common areas, and building systems. Used well, it can support faster maintenance response, energy management, risk reduction, and a better resident experience. It also expands the number of connected devices that must be secured and managed, so teams need standards for setup, monitoring, access, and troubleshooting.
