Definition

A Key Performance Indicator (KPI) is a measurable value used to show how well a property, team, or portfolio is meeting an objective. A useful KPI is tied to a decision, such as where to add support, adjust a process, or investigate a trend.

Example

A regional maintenance leader tracks average make-ready days by property. If one community is consistently taking 7 days to turn vacant apartments while the portfolio target is 4 days, the leader can review staffing, vendor scheduling, parts availability, and inspection timing to find the bottleneck.

Why It Matters?

KPIs give operations leaders a shared, quantifiable way to understand performance across properties and teams. They help identify issues early, compare results consistently, and focus attention on the areas most connected to occupancy, resident satisfaction, expense control, and asset performance.
