Lease Addendum
A lease addendum adds, changes, or clarifies lease terms and becomes part of the signed lease package when properly executed.
Definition
A lease addendum is a written document attached to a lease that adds, changes, or clarifies lease terms for a specific resident, unit, property, or compliance requirement. Once signed by the required parties, it becomes part of the executed lease package. Addenda may address items such as house rules, pet rules, disclosures, parking, storage, utilities, or approved lease modifications.
Example
A resident is approved for an apartment and also rents a parking space and has a pet. The leasing team includes the standard lease plus the required pet and parking addenda, verifies all signatures and initials, countersigns the package, archives it, and updates the system of record before move-in.
Why It Matters?
Lease addenda help operations teams keep lease terms consistent, documented, and auditable. Missing or unsigned addenda can create compliance risk, weaken enforceability, delay move-in preparation, and cause downstream errors in billing, resident setup, or document retention.
