Leasing conversion is how a rental lead moves from one step of the leasing journey to the next, such as from inquiry to tour, tour to application, or application to signed lease. Teams often express it as a conversion rate: the percentage of prospects who complete a desired next step. It can be measured for the full journey from lead to lease or broken down by stage, communication channel, property, or marketing source.
Example
A community receives 200 leads in May. Of those, 80 book tours, 35 start applications, and 20 sign leases, giving the team a 10% lead-to-lease conversion rate and a clear view of where prospects are dropping off.
Why It Matters?
Leasing conversion helps operations leaders see whether marketing, follow-up, tours, and application processes are working together to produce signed leases. Tracking conversion by funnel stage can reveal bottlenecks, support better staffing and follow-up decisions, and help explain whether marketing spend is producing leasing results. When conversion drops, units can sit vacant longer and vacancy costs can rise.
