Make-ready

Make-ready means preparing a vacant apartment for the next resident through repairs, cleaning, painting, inspections, and ready-status updates.

Definition

A make-ready is the process of preparing a vacant apartment for the next resident. It usually includes inspection, repairs, cleaning, painting or touch-ups, and a final quality check before the unit is marked ready for occupancy. It is also commonly called a unit turn or apartment turn.

Example

After a resident moves out on Monday, the maintenance team inspects the unit, completes plumbing and appliance repairs, schedules cleaning and paint touch-ups, performs a final walkthrough, and updates the unit to Ready before Friday’s move-in.

Why It Matters?

Make-ready performance affects vacancy days, move-in experience, team coordination, and revenue continuity. Operations leaders need clear visibility into each unit’s status so leasing, maintenance, and accounting teams can prevent last-minute delays and confirm units are ready before residents arrive.
