Net amount
Net amount is the pre-tax invoice total used to reconcile line items, taxes, and approvals in multifamily operations.
Definition
Net amount is the amount before tax is added, commonly used when reviewing invoice line items. The gross amount is the net amount plus tax, so invoice line items should add up to the net amount and the invoice header should match the gross total. Because “net” can mean different things in financial reporting, operations teams should confirm the context before approving or analyzing the number.
Example
A property receives a repair invoice with $1,000 in labor and parts and $80 in tax. The net amount is $1,000, and the gross invoice total is $1,080.
Why It Matters?
Net amount matters because it is a basic reconciliation point for invoice approval. If line-item totals, tax, and the header total do not match, invoices may need correction before they can be submitted or approved, creating delays and extra work for property and accounting teams.
