Definition
Operating expenses (OpEx) are the recurring costs required to run and maintain a multifamily property. In apartment operating data, total operating expenses are the sum of operating costs and exclude debt service and one-time extraordinary costs. Common OpEx categories include salaries and personnel, utilities, repair and maintenance, contract services, administrative costs, insurance, management fees, marketing, and property taxes.
Example
A 200-unit community’s annual OpEx budget might include onsite payroll, water and trash utilities net of resident reimbursements, landscaping and pest-control contracts, routine HVAC repairs, insurance, marketing, management fees, and property taxes. A major renovation or replacement would be tracked separately as a capital expenditure.
Why It Matters?
OpEx directly affects a property’s financial performance because it reduces the income available after revenue is collected. For operations leaders, tracking OpEx by category helps identify controllable cost areas, compare properties consistently, and separate everyday operating costs from capital projects or debt obligations.
