It helps keep property funds separate from a management company’s own operating money and may sit alongside separate accounts for items like security deposits. In multifamily operations, it is a key part of property-level accounting, payment tracking, and reconciliation.

Example

A resident’s $1,500 rent payment is deposited into the property bank account on the 1st of the month. If the payment later fails for non-sufficient funds, the team updates the payment status and removes the $1,500 from the property account during reconciliation.
