A rent roll is a report that lists a property’s rental units along with the current resident or vacancy status, lease terms, rent amounts, and related tenant information. In multifamily operations, it serves as a current snapshot of occupancy and rental income at the unit, property, or portfolio level. Teams use it to understand what is leased, what is vacant, what rent is being charged, and which leases are approaching expiration.

A regional manager reviews the rent roll for a 250-unit community before the weekly operations call. They see that 12 units are vacant, 18 leases expire in the next 60 days, and several occupied units are paying below the current market rent, so they prioritize renewal outreach, make-ready scheduling, and pricing review.
