A service radius is the geographic area a centralized or mobile team can realistically cover while still meeting service expectations. In multifamily operations, it is often used for roles that require onsite work, such as maintenance, inspections, or resident support. The right radius depends on property density, travel time, local rules, team capacity, and which tasks are being centralized.
Example
A regional maintenance team supports five nearby communities within a defined driving distance. If a sixth community is much farther away, operations leaders may keep that site on a separate support model because travel time would reduce response speed and technician productivity.

Service radius helps leaders decide which communities can share centralized staff without hurting response times or overloading teams.
