Superheat is an HVAC refrigerant measurement used to check charge and cooling performance in apartment maintenance.

Definition

Superheat is the amount that refrigerant vapor is heated above its boiling, or saturation, temperature at a measured pressure. In HVAC service, it is commonly measured near the evaporator outlet and used to check whether refrigerant charge and system performance are within expected range. For multifamily teams, it is a practical diagnostic reading that helps reduce guesswork on cooling complaints.

Example

Example: During a summer no-cool work order, a maintenance technician lets the apartment AC system run long enough to stabilize, measures superheat at the evaporator outlet, and compares the reading with the expected target before deciding whether the refrigerant charge needs further attention.

Why It Matters?

Superheat matters because incorrect refrigerant conditions can reduce cooling capacity, contribute to repeat service visits, and increase strain on HVAC equipment.
