Tour-to-application rate

Tour-to-application rate measures how many completed apartment tours result in submitted rental applications.

Definition

Tour-to-application rate is the percentage of completed property tours that turn into submitted rental applications. It is usually calculated as applications ÷ completed tours × 100. Because it focuses on prospects who already toured, it helps separate the effectiveness of the showing experience from broader lead-generation performance.

Example

If a community completes 80 tours in a month and receives 32 applications from those touring prospects, its tour-to-application rate is 40%. An operations leader could compare that rate across communities to identify where pricing, unit presentation, follow-up, or leasing-team training may need attention.

Why It Matters?

Tour-to-application rate helps operations leaders see whether tours are converting interest into serious rental demand. A weak rate can point to friction during or after the tour, such as unclear pricing, poor unit readiness, mismatched lead qualification, or inconsistent follow-up. Tracking it consistently across properties supports better coaching, staffing decisions, and funnel management.
