Tran Type

Definition of Tran Type, with a multifamily accounting example and why consistent transaction coding matters.

Definition

Tran Type is short for transaction type: a field or code that identifies what kind of transaction a record represents. In multifamily accounting, it helps distinguish activity such as charges, payments, refunds, transfers, write-offs, or rent-related entries. Because it appears at the transaction-detail level, it can affect how records are reported, reviewed, and transferred to the general ledger.

Example

A resident ledger includes separate entries for monthly rent, a resident payment, and a refund. Each entry has a Tran Type so the accounting team can tell which lines are charges, which are payments, and which need refund-related review before reporting or GL transfer.

Why It Matters?

Operations leaders rely on consistent Tran Type values to compare activity across properties, support reconciliations, and reduce confusion in accounting reports. If transaction types are missing or inconsistent, teams may spend more time researching exceptions and validating GL transfers.
