Unit Availability
Unit availability tracks vacant and upcoming apartment inventory so teams can market, price, tour, and lease units accurately.
Definition
Unit availability is the up-to-date record of which apartment units are vacant now or expected to become vacant soon. It typically includes units with move-out notices, unit identifiers, pricing, future availability dates, and whether each unit is ready to show or lease. Teams update it as leases are signed, notices are received, and make-ready work is completed.
Example
A 250-unit community shows 8 vacant rent-ready units, 5 units in make-ready, and 7 residents on notice. The leasing team uses that availability record to decide which homes can be toured today, which can be marketed for next month, and which need maintenance follow-up before being offered.
Why It Matters?
Accurate unit availability helps operations leaders reduce missed leasing opportunities, avoid promising unavailable homes, and understand exposure risk. It also supports cleaner pricing, touring, marketing, and portfolio reporting because teams are working from the same current inventory view.
