NSF

NSF means non-sufficient funds: a returned or rejected resident payment caused by an insufficient account balance.

Definition

NSF means non-sufficient funds. In multifamily operations, it usually refers to a rent or fee payment—such as a check or ACH payment—that is returned or rejected because the resident’s bank account does not have enough money available. An NSF event may also trigger a returned-payment fee, depending on the lease, policy, and applicable law.

Example

A resident submits a $1,500 rent payment on the 1st. A few days later, the bank rejects the payment for insufficient funds, so the property team marks the payment as NSF, reverses the receipt, notifies the resident, and follows its returned-payment policy.

Why It Matters?

NSF activity affects cash flow, delinquency tracking, resident communications, and accounting accuracy. Operations leaders need clear policies for how NSF payments are recorded, when residents are contacted, whether fees apply, and how repeated returned payments are handled.
