Definition
Real-time data is operational information updated quickly enough for teams to notice important changes soon after they happen, rather than waiting for month-end or quarterly reports. In multifamily, it can include leasing activity, occupancy, collections, maintenance, expenses, and market signals in shared dashboards. It does not have to mean perfect second-by-second accuracy; the main idea is reducing the delay between a change and the decision it requires.
Example
A regional manager sees on Tuesday that one community’s tour volume has dropped, open work orders are increasing, and collections are behind pace. The manager can ask the leasing, maintenance, and property teams to review the issue the same day instead of waiting for the next formal reporting cycle.
Why It Matters?
Real-time data helps operations leaders spot early warning signs, coordinate across teams, and act before small issues become larger financial or resident-experience problems. It also supports better planning because leaders can compare current property performance, market conditions, pricing, and spending needs using fresher information.
