Definition

Turn time is the number of days it takes to move a vacated apartment through the make-ready process so it is available for a new resident. It typically includes tasks such as inspection, repairs, painting, cleaning, and final sign-off. Some teams measure a broader version from move-out to move-in, so it is important to define whether the metric includes only make-ready work or all vacancy days.

Example

A resident moves out on Monday. The maintenance team completes the inspection, repairs a damaged cabinet, paints one bedroom, schedules cleaning, and marks the unit rent-ready on Friday, making the turn time 5 days.

Why It Matters?

Turn time helps operations leaders see how quickly vacant units become ready for occupancy. Shorter, well-managed turns can reduce vacancy days, improve occupancy performance, and reveal bottlenecks in staffing, vendor coordination, leasing, or administrative handoffs.
