Age ineligible

Age ineligible means a housing prospect does not meet age-based occupancy rules for a specific multifamily program or property.

Definition

Age ineligible means a prospect or household does not meet the age-related occupancy rules for a specific housing program or property type. In affordable or elderly-designated multifamily housing, this can include cases where the required tenant or co-tenant is not old enough, or does not meet an allowed disability-based exception. When this happens, the prospect may be marked as unqualified for the age-related reason rather than for income, credit, or another screening factor.

Example

A prospect applies for an elderly-designated affordable community, but no tenant or co-tenant in the household is at least 62 years old or otherwise eligible under the program rules. The leasing team marks the prospect as Age Ineligible so the application record clearly shows why the household cannot move forward for that property.

Why it matters

Age eligibility affects compliance, waitlist accuracy, and leasing workflow for age-restricted or program-specific communities. Operations leaders need clear coding for age-ineligible prospects so teams avoid improper approvals, explain decisions consistently, and track how many applicants are being disqualified for program-fit reasons.
