Analytics

Analytics turns multifamily leasing, maintenance, marketing, and financial data into insights that guide better portfolio decisions.

Definition

Analytics is the practice of collecting, organizing, and examining data so teams can understand performance and make better decisions. In multifamily operations, analytics can include dashboards, conversion metrics, cost metrics, forecasting, anomaly detection, and recommendations based on historical patterns. It helps turn day-to-day property, leasing, maintenance, marketing, and financial activity into usable insight.

Example

A regional manager reviews a weekly portfolio dashboard showing lead source performance, lead-to-application conversion, tour drop-off rate, vacancies, residents on notice, and open work orders. One property has strong lead volume but poor tour completion, so the team investigates follow-up speed and adjusts leasing priorities.

Why it matters

Analytics matters because multifamily leaders often manage many properties, teams, and data sources at once. Clear reporting helps identify underperforming communities, spot emerging vacancy or maintenance issues, measure marketing efficiency, and make decisions before problems affect occupancy, resident experience, or NOI.
