Asset

An asset is a property or major property item tracked for operations, maintenance, warranties, condition, and financial oversight.

Definition

In multifamily operations, an asset is a property or a significant property item the organization is responsible for operating, maintaining, and protecting. At the property level, asset oversight includes the administrative, financial, and physical condition of multifamily properties. At the site level, a fixed asset may be a big-ticket item with a warranty, maintenance history, or recurring maintenance schedule.

Example

A community manager logs a building’s HVAC unit as a fixed asset, attaches its warranty, and schedules recurring preventive maintenance so the team can track service history and avoid missed upkeep.

Why it matters

Clear asset records help operations leaders connect property condition, maintenance work, warranties, and operating costs. This supports better planning, fewer surprises, and more consistent decisions across communities and portfolios.
