Bank linking

Bank linking lets rental applicants connect bank accounts for income and account-history verification during tenant screening.

Definition

Bank linking is a verification method that lets an applicant connect a bank account directly to a screening workflow, usually with consent-based, read-only access. Multifamily teams use it to confirm income, account history, and transaction patterns without relying only on uploaded documents. It can support faster decisions, but it is typically used alongside other screening steps because not every applicant can or will complete it.

Example

A leasing team asks an applicant to link a bank account during income verification. The workflow reviews recent deposits and account activity to help confirm whether the applicant meets the community’s income-to-rent requirement before the file moves to approval.

Why it matters

Bank linking matters because income documents can be altered or fabricated, while direct bank-data review can reduce dependence on manually uploaded files. For operations leaders, it can improve fraud controls and shorten application review time, but policies should include fallback options so legitimate applicants are not unfairly blocked.
