Benchmarking

Benchmarking is the practice of comparing a property's or portfolio's performance metrics against internal history, similar properties, industry standards, or the broader market. In multifamily operations, it can apply to financial results, leasing, maintenance, energy performance, resident service, and staffing efficiency. Useful benchmarks should be based on comparable data so leaders can make an "apples-to-apples" assessment.

A regional manager compares work order completion time, unit turn cost, and service request response time across similar garden-style communities in the same market. Properties that lag the benchmark are reviewed for staffing, vendor, workflow, or training issues.

Benchmarking helps operations leaders see whether performance is truly strong or weak relative to the right comparison group, not just relative to budget or last month. It supports better decisions on staffing, pricing, maintenance processes, energy initiatives, and asset management priorities. Because property type, tech stack complexity, regulations, and service scope can affect results, leaders should adjust expectations to fit the operating model.
