Definition

Capital expenditures, often called CapEx, are major property investments such as renovations, upgrades, or replacements that extend a property's useful life or add value. In multifamily operations, they are different from routine repairs and maintenance because they are typically larger, less frequent, and tied to long-term asset performance. For financial reporting, CapEx is commonly treated separately from operating expenses and depreciated over time rather than expensed all at once.

A multifamily operator approves a capital expenditure to replace aging HVAC systems across a 150-unit community. The work is budgeted as a long-term property improvement, not as a routine maintenance work order.
