Common areas are shared parts of a multifamily property that are not reserved for one resident’s exclusive use. They can include lobbies, hallways, stairwells, parking areas, pools, gyms, clubhouses, amenity spaces, and mechanical rooms. In operations, these spaces are typically managed through routine cleaning, maintenance, inspections, access control, and safety procedures.

Example

A maintenance supervisor schedules a weekly common-area inspection covering the lobby, corridors, fitness center, pool deck, parking lot, and mechanical rooms. The team logs work orders for burned-out lights, damaged flooring, unsecured doors, and cleanliness issues before they affect resident experience or safety.

Why it matters
