Condition History

Condition history is the record of an asset’s or property component’s physical condition over time. In multifamily operations, it helps teams connect current condition to prior maintenance, repairs, files, and work performed on fixed assets. It can also support broader property assessments by showing historical operation and maintenance patterns alongside current physical condition.

A regional maintenance leader reviews the condition history for several HVAC units before budget season. Units with repeated poor inspection notes and recent repair work are prioritized for replacement planning, while units with stable condition records remain on the preventive maintenance schedule.
