Containment Rate

Containment rate is the percentage of inquiries, calls, chats, or maintenance issues that an automated process resolves without needing a human handoff or on-site dispatch. In multifamily operations, it is often used to measure whether AI or self-service workflows can safely answer questions, guide residents, or complete routine tasks while still escalating exceptions. A healthy containment rate should be paired with quality, safety, and resident satisfaction metrics—not treated as a stand-alone goal.

A resident reports that a garbage disposal is not working after hours. The automated triage flow confirms there is no leak or electrical hazard, walks the resident through a safe reset process, and the issue is resolved without creating an emergency work order. That interaction counts as contained.

Containment rate helps operations leaders understand how much routine demand can be handled consistently without adding workload for onsite or centralized teams. It can reveal opportunities to reduce avoidable calls, truck rolls, and open tasks, while preserving human attention for emergencies, complex resident issues, and exceptions. Because staffing models and scalability depend on property type, tech complexity, regulations, and service scope, containment should be benchmarked within the realities of each operating model.
