Days Vacant

Days Vacant measures how long a rental unit sits empty between residents and helps multifamily teams track turnover and revenue loss.

Definition

Days Vacant is the number of calendar days a rental unit is unoccupied and not generating rent. In multifamily operations, it is commonly measured from a resident’s move-out date to the next resident’s move-in date, though teams should define the start and end dates consistently. Average Days Vacant is calculated by dividing total vacant days across turns by the number of units that turned during the period.

Example

If five apartments were vacant for a total of 110 days during May, the property’s Average Days Vacant for those turns is 22 days: 110 vacant days ÷ 5 turns.

Why it matters

Days Vacant connects leasing, maintenance, and revenue performance in one metric. A high number can point to delays in inspection, make-ready work, pricing, marketing, or move-in coordination. Reducing Days Vacant helps protect rental income and gives operations leaders a clearer view of turnover efficiency.
