A deposit alternative is an approved option that replaces or reduces a traditional cash security deposit at move-in. It may take forms such as insurance, a surety bond, a fee-based program, or another structure that helps cover eligible damage or lease-related charges. For residents, it can lower the upfront cash needed to move in; for operators, it requires clear rules, documentation, and reporting.

Example

A qualified applicant is approved for a unit and is offered two move-in options: pay a $1,200 refundable security deposit or choose an approved deposit alternative with a lower upfront cost. The leasing team records the resident’s choice, completes the lease-signing steps, and documents move-in condition so any later charges can be reviewed consistently.
