Emergency work order

An emergency work order is a maintenance request that requires immediate response because it involves a threat to resident safety, habitability, security, or significant property damage. Common examples include active flooding, major leaks, power or heat outages affecting safety, suspected gas leaks, exposed wiring, failed locks after a break-in, or a critical building system failure. It should still be documented and tracked like any other work order, but with a higher priority and faster response path.

A resident reports water actively pouring from the ceiling into an occupied apartment at 10:30 p.m. The request is classified as an emergency work order, the on-call technician is dispatched immediately, a supervisor is notified, and the repair remains tracked until the leak is stopped, damage is assessed, and the resident is updated.

Emergency work orders help operations teams separate true urgent issues from routine repairs, so staff can respond quickly where safety, habitability, or property risk is highest. Clear emergency criteria also improve consistency across teams, reduce after-hours confusion, and preserve reliable records for follow-up, reporting, and repeat-issue analysis.
