Fraud detection is the set of checks multifamily teams use to identify false or misleading rental application information before move-in. It can include identity verification, document validation, income verification, and related screening controls. Effective fraud detection helps teams reduce risk while avoiding unnecessary delays or unfair declines for qualified applicants.

A leasing team receives an application with uploaded pay stubs and a bank statement. The fraud detection workflow verifies the applicant’s identity, checks whether the income documents appear altered, compares income information against available financial data, and routes any uncertain result to a centralized reviewer before approval.

Fraud detection matters because application fraud can lead to financial losses, bad debt, operational rework, and added safety concerns for onsite teams. For operations leaders, the challenge is balancing stronger controls with applicant experience: too many checks can slow leasing, while unclear or overly strict flags can reduce trust in the process.
