Gross amount

Gross amount is the full transaction amount, such as net plus tax on an invoice, before reductions like vacancy or concessions.

Definition

Gross amount is the full amount recorded for a transaction before specified reductions are applied. On an invoice, the gross amount is the net amount plus tax. In multifamily revenue reporting, a related concept is gross potential rent: the rental income a property could generate if fully occupied at market rates.

Example

A maintenance invoice has a $1,000 net charge and $80 in tax. The gross amount on the invoice header should be $1,080, while the line item net amount remains $1,000.

Why it matters

Gross amount matters because mismatches between line-item totals, tax, and invoice headers can slow approvals or cause processing errors. For operations leaders, using gross figures consistently also helps separate true revenue potential from losses caused by vacancy, concessions, and collections.
