Guest inspection

A guest inspection lets an invited participant complete or join an inspection workflow to document condition, photos, notes, or signatures.

Definition

A guest inspection is an inspection workflow completed by someone invited to participate, rather than by the property team’s regular inspector. In multifamily operations, it can be used to collect condition notes, photos, or signatures from a temporary participant while keeping the inspection tied to the property’s standard process. It may also be used in live or remote inspection scenarios where a guest inspector joins a session.

Example

A community receives notice that a resident is moving out. The operations team sends a pre–move-out guest inspection so the unit’s condition can be documented early, photos can be captured, and any needed follow-up work orders can be planned before the turn schedule is delayed.

Why it matters

Guest inspections help operations leaders extend inspection workflows beyond on-site staff while still capturing structured documentation. This supports faster issue identification, clearer accountability, and better planning for maintenance, turns, and resident-facing processes.
