Housing affordability measures housing costs against income and helps multifamily teams plan rents, renewals, screening, and market strategy.

Definition

Housing affordability describes how manageable housing costs are relative to household income. In rental operations, it is often discussed through rent burden, such as renters paying 30% or more of gross income toward rent, rather than whether a property is part of a subsidized affordable housing program. Affordability varies by market because both rents and incomes differ, and it can be affected by supply, development costs, regulation, and local economic conditions.

Example

A multifamily operator reviewing a renewal increase for a $1,700 apartment finds that many comparable applicants earn about $4,500 per month before taxes. Because rent would take about 38% of gross income, the team flags the property as facing affordability pressure and reviews renewal pacing, unit mix, concessions, and resident payment trends before finalizing pricing.

Why it matters

Housing affordability helps operations leaders understand whether target residents can realistically absorb rents, fees, and renewal increases. It also informs screening criteria, bad-debt monitoring, staffing conversations in high-cost markets, and long-term decisions about unit mix and market positioning.
