Inspection rating

An inspection rating is a score assigned during a property or unit inspection to describe the condition of an item, area, or overall property. Rating systems are usually defined in advance so inspectors apply the same standard across units and properties. One documented multifamily inspection model uses a 1–5 scale, where 1 indicates no concerns and 5 indicates severe deferred maintenance requiring substantial follow-up.

During a move-out inspection, a technician rates the living room carpet a 4 because of heavy staining and damage. The inspection record helps the supervisor prioritize a flooring work order before the unit can be marked ready for the next resident.

Inspection ratings turn subjective observations into consistent operational data. They help leaders compare property condition, prioritize repairs, track final inspection outcomes, and connect failed or low-rated items to follow-up work.
