Internet Listing Service

An Internet Listing Service, or ILS, is an online apartment listing channel used to market available units and generate renter leads.

Definition

An Internet Listing Service (ILS) is an online marketplace that aggregates apartment listings so renters can search available homes in one place. For multifamily teams, an ILS is a marketing source used to advertise units with details such as availability, pricing, photos, floor plans, amenities, and community information. ILS listings are often updated through syndication, which sends property and unit data from internal systems to third-party listing sites.

Example

A regional portfolio has 12 vacant one-bedroom units across several communities. The marketing team verifies rents, fees, photos, floor plans, and availability in its source systems, then syndicates that information to connected ILS channels so prospects see current listings and can submit inquiries.

Why it matters

ILS channels can be an important part of a multifamily marketing mix because they increase listing visibility and generate prospect leads. Operations leaders need accurate syndication and regular listing checks to prevent outdated pricing, missing media, or incorrect availability from hurting lead quality and leasing performance.
