Definition

A leasing conversation is any back-and-forth with a prospective renter that helps move them from initial inquiry toward a signed lease. It can happen by phone, email, text, chat, or in person, and usually covers availability, pricing, move-in timing, household needs, tour scheduling, follow-up, and next steps. In multifamily operations, the conversation often spans multiple stages, including pre-tour qualification and post-tour follow-up.

Example

A prospect texts a community asking whether a one-bedroom is available in the next 45 days. The leasing team confirms the move-in window, answers questions about pricing and pet policies, schedules a tour, then follows up after the visit with application instructions.
