Leasing Funnel

A leasing funnel tracks how multifamily prospects move from inquiry to tour, application, and signed lease.

Definition

A leasing funnel is the path a prospective renter follows from first discovering an apartment community to signing a lease. In multifamily operations, it is usually tracked in stages such as inquiry, tour scheduling, tour completion, application, and lease signing. Teams use the funnel to measure how many prospects move forward, where they drop off, and what follow-up is needed.

Example

A 250-unit community reviews one month of leasing activity: 400 inquiries, 180 scheduled tours, 120 completed tours, 50 applications, and 38 signed leases. The largest drop-off is between scheduled and completed tours, so the regional team focuses on tour reminders, faster follow-up, and clearer availability information.
