Leasing season is the peak period for apartment demand, often May through September, when teams plan staffing, tours, follow-up, and renewals.

Definition

Leasing season is the recurring part of the year when renter demand and leasing activity are highest. In residential property management, it commonly runs from May through September, with July and August often seeing the most volume. Some operators also view prime leasing season as roughly April through September, though seasonal demand patterns can vary by market and year.

Example

A regional manager expects a 300-unit community to see its highest lead and tour volume in July. By April, the team expands tour availability, sets faster follow-up expectations, reviews renewal timing, and adds temporary shared leasing coverage so prospects are not left waiting during peak demand.

Why it matters

Leasing season affects occupancy, staffing, marketing, tour capacity, and resident retention planning. Operations leaders need to prepare before demand peaks because slow follow-up, unanswered leads, or limited tour availability can mean missed leases and lost revenue.
