Mean Time to Repair

Mean Time to Repair measures the average time needed to restore failed assets or systems after a maintenance issue is reported.

Definition

Mean Time to Repair (MTTR) is the average time it takes to diagnose, fix, and return a failed asset or system to normal operation. It is typically calculated by dividing total repair time by the number of completed repairs in a defined period. In multifamily operations, MTTR is often tracked alongside work order completion time to understand how quickly maintenance teams restore service.

Example

If a community spends 120 total hours repairing HVAC, plumbing, and appliance failures across 40 completed repair work orders in April, its MTTR is 3 hours per repair.

Why it matters

MTTR helps operations leaders see whether repair delays are coming from diagnosis, parts availability, technician capacity, or completion follow-through. A rising MTTR can signal resident experience risks, asset reliability issues, or the need to adjust staffing, inventory, vendor support, or preventive maintenance practices.
